Michael Meltzer

Realtor

Honesty and Integrity Above All Else. It’s been my slogan since I started as a Realtor in 1992. But it’s more than words—it’s my North Star. Everything I do flows from that slogan.

About me

Before we get to what really matters, let’s get the historical facts out of the way. I was born in Montreal and moved to Toronto in 1983 when I started law school.

I have a Bachelor of Commerce from McGill and a law degree from Osgoode Hall. I’ve practised law downtown and worked as a business consultant. A large part of my legal practice involved real estate matters, which was great experience for what I do now.

I obtained my real estate license in 1992 and formed Advocate Realty Ltd. in 1995, mostly because I wanted to make sure everything was done properly. I’m very particular that way. I joined SAGE Real Estate Ltd. in 2025 because, after thirty years of running my own show at Advocate Realty, I wanted a break from all the administrative and regulatory duties that come with operating a brokerage so I could spend more time doing the things I enjoy the most, like spending time with my clients.

I specialize in both condos and houses of all sizes and prices in Toronto; no commercial, no industrial and no recreational properties. I don’t try to be all things to all people. I always strive to be the best at what I do and I’ve found the best way to accomplish this is to choose a niche and learn everything there is to know about it. Together with the other members of The Advocate Group, who also moved to SAGE with me, we cover most of the GTA.

So why did I leave law and choose real estate? Two reasons: First, from a business perspective, I felt my legal and business backgrounds would provide me with a competitive advantage. Very few people in real estate have the combination of marketing, negotiating and legal skills that I’m able to use to my clients’ advantage. And second, on a personal level, I enjoy helping people. It’s as simple as that.

My primary goal has always been to give you the best service and treatment that you’ve ever had as a consumer; not just from other real estate companies, but from any other company. Period.

These are the principles that guide my relationships with my clients. To me, they’re carved in stone.

1.

I’m always honest with you because trust is the most important element of our relationship. I’m going to give you the bad with the good and I’m going to spell out the pros and cons of every situation.

2.

I treat you the way I’d treat my mother (we’re very close, so no need to worry). I really care about my clients and want to make sure you’re happy.

3.

I’m careful not to work with too many clients at the same time. I’m not interested in being the agent who sells the most homes. To me, quality is much more important than quantity.

4.

I always strive to do the best possible job for my clients. After seeing thousands of homes, I know the market, can spot quality, estimate value, and negotiate effectively. My legal training helps me protect you in the contract and secure the best deal. I take pride in what I do.

5.

I will always do what’s best for you, even if it’s not best for me. You’re putting your trust in me and I won’t let you down.

6.

You’ll never be pressured by me. Ever! I hate being pressured myself and always try to follow the Golden Rule.

What My Clients Say

Laura & Paul

Last year, we interviewed four agents, hired one, listed our home and it didn’t sell. This year, after reading and hearing about you, we didn’t interview anyone. We just hired you, listed our home and sold it in four days for very close to our list price. In today’s market, when many other homes are not selling so quickly or for such good prices, this was quite an accomplishment. When a serious problem came up during the buyers’ home inspection, you cleared your schedule to handle it. With your experience, expertise and negotiation skills, you were able to make sure that our deal didn’t fall apart and that we were happy with the outcome. Thank you so much for everything you did to help us.

Linda & Evan

Ten years later and not much has changed – you still deliver outstanding service. Based on our experience of working with you when we bought our first home ten years ago, there was never any question that we wanted to work with you again when we started looking for our new home. It took us longer to find the right home this time, but we never felt any pressure from you as you continued to conduct yourself with patience and our best interests in mind. One of the things we appreciated the most in working with you is the way you made sure to point out the negative attributes of homes which we might not have noticed to make sure that we bought the right home. We’ve always felt that we could trust you and that you would never steer us wrong.

Charlene & Grant

When my husband and I had our second child just over a year ago, we were overjoyed. We were also, suddenly, a little crowded. Our starter home in North Toronto was simply too small for our needs and as much as we hated to leave it, it was time to move on. That’s when we met Michael Meltzer. We were given his name by a friend, along with a glowing recommendation we felt no realtor could possibly live up to. But he did. And then some. Michael is everything you might want in an agent. Aside from being honest, approachable, smart and punctual, he – simply put – knows his stuff. He managed to keep us informed about a difficult North Toronto market without creating undue pressure and stress. And without being overt or overbearing about it, he managed to educate us about our housing needs and really worked with us to steer us in the right direction. He listened to us but guided us at the same time, and happily we found a house that is perfect for us and our children.

Frances & Larry

We are absolutely convinced that Michael used his negotiating skills & knowledge of the market to get us an extra $105,000.

Stephen

I started working with Michael when my grandmother went into a long term care facility in the spring of 2012….When the time came to sell her home my grandmother selected Michael to be her real estate agent. Michael was my grandmother’s next door neighbour and I was hesitant to mix friends and business. However, my grandmother had a tremendous talent for selecting trustworthy people and within the first 20 minutes of speaking with Michael my fears were put to rest. It has been a difficult year for our family, but having Michael’s service has proved to be invaluable and I know my grandmother would feel the same way.

Selene & Dennis

You always had our best interests at heart—truly. During our house hunt, there were moments when we felt discouraged and even desperate, convincing ourselves we “loved” homes that really weren’t right. You never let us lose sight of what we wanted. More than once, you pulled us back with honesty and humor: “This is a no,” or “I’m going to talk to you like my sister—are you crazy?!” And every time, you were right. You didn’t want us to buy just any house. You made us feel like your only clients, always available and responding at lightning speed. Your integrity, ethics, and level of service are unmatched. You’re not just an agent—you’re a trusted advisor worth every cent.

Trish & Bob

We had the pleasure of working with Michael when purchasing our home and again when selling it five years later. Having bought eight homes over our lifetime, his level of professionalism was a refreshing—and unexpected—treat. The home we sold was relatively high-value, making it essential to have the right agent. Michael’s calm demeanor, experience, and thoughtful insights were invaluable as we considered pricing, timing, and staging to position the home effectively. During the offer and negotiation phase, where real value is added, Michael truly excelled—like an orchestra conductor in complete control. His guidance continued seamlessly through closing. We were delighted with the result and highly recommend Michael.

Wendy & Ken

When we bought our new home in Caledon, we needed to sell our Cricket Club home quickly. Although we knew several agents, choosing you was an easy decision—and one we never second-guessed. Even the agents we didn’t select had nothing but praise for you, which proved well deserved. Selling a home is stressful, but you minimized that stress at every turn. You were always available, gentle yet direct, and generous with clear, honest advice. You kept us fully informed with timely updates and candid buyer feedback, so we never felt out of the loop. We truly felt supported every step of the way. Your team was also a pleasure to work with.

So how does all of this come together and why should you hire me?

At the end of the day, you want a Realtor you can trust; someone who has your back. But you also want someone with exceptional skills and experience to do a great job for you. I’m that guy.
