Is the Spring Market Softening?
At some point during every hot spring real estate market in central Toronto, the tide turns a little. There are still crazy bidding wars, but fewer homes receive multiple offers and some homes take a little longer to sell. Whether this is a result of buyers getting tired of bidding, sellers getting greedy and setting list prices that are too high or an increase in supply relative to demand is hard to say. What’s not hard to say is that if you’re a seller, make sure you select the right list price or you may be sitting with an unsold house throughout the summer. If you’re a buyer, don’t be shy to make an offer because you may be the only one. Last week, after looking for over 2 years, clients of mine finally found their dream home. We expected multiple offers or a bully offer so we registered our offer early to signal to any other potential buyers that they were going to be in competition if they wanted this house. Apparently, the strategy worked because no other buyers stepped forward and my clients were able to buy their dreamhome for list price, an unusual occurrence in this market. Market conditions change quickly. If you want to take advantage of these shifts, it’s important to be ready to react just as quickly.
